The fastest way to blow a moving day in a condo is to show up without the elevator booked or the COI sent. Our office manager handles that paperwork ahead of time. We’ll get the certificate of insurance to your building, confirm the loading-dock or elevator reservation, and plan the route so we’re not blocking a Duval Street lane during the lunch rush.
Old Town walk-ups are their own animal. Narrow turns, low door headers, and stairs that were never meant for a sleeper sofa mean a crew that measures, protects the railings, and breaks down what needs breaking down. New Town and the condo communities are roomier but stricter on hours and parking, so we time the truck to the building’s window, not the other way around. Truman Annex and Casa Marina addresses almost always come with their own move-in rules, and we’d rather sort those out a week ahead than at the gate on move day.
Why apartment access drives the cost
Square footage matters less than how hard your unit is to reach. A ground-floor New Town one-bedroom with parking out front moves fast; a fourth-floor Old Town walk-up with no elevator takes longer for the same amount of stuff.

Stairs-only walk-ups and shared elevators add carry time. We reserve the elevator when the building allows it.

If the truck can’t sit at the door, we measure the carry distance up front so it’s in the quote, not a surprise.

What an apartment move runs
Apartment and condo moves are priced the same flat-band way as any local job, with the carry and access folded into the number before you sign.

Hourly works too on smaller units: $169/hr for two movers, $219/hr for three. A $149 deposit holds the date and comes off the total.
What’s not included
The move itself is covered; a couple of things aren’t. Packing materials and labor are a separate service (from $480). Specialty pieces like a piano or safe are priced from $399. And any fee your building charges for a move-in deposit, elevator reservation, or after-hours access is paid by you to the property — we can’t waive those, but we’ll always tell you they’re coming.
